Don't let your NOSE lose you a great house! (or get suckered into a stinker that smells amazing)
The quickest way to shut down a potential sale is bad smelling home. But I want to caution you to not let your nose make this very expensive decision.
Homes that reek of pet urine are the worst. Trust me, I have showed PLENTY of homes that assault you when you open the door. Most buyers will not even finish the tour if its really bad.
Along with bad odors there are other visual turn-offs. Bad paint colors, lots of carpet, stained or otherwise, ugly furniture, last century decor, overall dirty condition of the home.
But the point I want to make is that this pet-friendly, hairy carpet, ugly sofa, weird paint little jewel smells like money to me. Because most buyers pass on these offenders, the seller would welcome an offer...any offer. This could be a great opportunity to get a great home at a fantastic price.
New Carpet and New Paint work wonders. If the smell has penetrated the slab, there are very effective ways to treat this before your new flooring goes down. Once you have removed the old carpet, added fresh flooring and paint, it smells like new.
Buyers are often suckered into overpaying for a home that looks and smells great when they walk in. Homes that are staged sell for more money. Smart sellers understand the homebuyers can be lured into making a higher offer on a home that has prettier furniture and pictures, and a fresh clean orange scent. Be smart. Don't let superficial details that are irrelevant sway your good judgment. Don't let your nose make expensive decisions.
Stinker homes can be great deals! Keep an open mind, but close your nose.
